Should I offer a home warranty or have my agent request one?

 

When home sellers list their York County home with Homes in the Piedmont,  they have the option of purchasing an Allen Tate Home Warranty Policy..  Home warranties provide protection to the seller during the listing period and transfer to the home buyer at closing.  Home warranty options vary, but most cover appliances, HVAC, plumbing, and a number of other mechanical devices. It is typical that Buyer Agents include a home warranty as part of the Offer to Purchase Contract.

 

Warranted homes provide the homebuyer with an assurance that certain items are protected and covered.  Buyers are more likely to consider re-sell homes when they know that a warranty covers many major items and provides protection against unexpected repairs.   

 

When a SELLER in Rock Hill or Lake Wylie places a warranty on their home at the time it is listed, the seller has coverage during the listing period.  The Home Seller and Buyer coverage goes into effect as soon as they are contacted, and the policy can be used as long as the home is on the market.  At closing, the policy transfers to the purchaser and stays in effect for one year.
