York County SC Home Inspections

 

 

Homes in the Piedmont strongly recommends that Rock Hill, Fort Mill and Lake Wylie home buyers order a home inspection and a Termite and Moisture Inspection (referred to as a CL100).  General inspections include all areas of the home and are performed by a licensed inspector.  Homebuyers should accompany the York County inspector to ensure that they understand the any findings or issues. We also suggest home buyers  give strong consideration to ordering additional inspections such as HVAC systems, stucco, septic, pool, etc.  General inspections may not provide the in-depth inspections offered by specialist in a particular field. 

 

attorney.jpgThe inspection report can be completed while the inspector is on-site, or it may be completed shortly after.  It is presented to the home buyer and their real estate agent in notebook form.  The report is extensive and will note informational, major and minor recommendations.  A summary list of major and minor repairs should be included.

 

Repairs are a negotiable element of the South Carolina Contract to Purchase Real Estate.  It is typical in York County that home buyers ask that major repairs be addressed.  As your agents, Homes in the Piedmont will work with you, the seller and their agent to reach agreement as to what will be addressed.  In our part of the country, our weather, insects, and humidity can contribute to conditions that cause deterioration in the finest and newest homes.  Common repairs include HVAC efficiency, moisture related damage in crawl space such as rotted sills, installation of moisture barrier in crawl space, loose electrical outlets, and circuit corrections, or other electrical issues. 

 

It should be noted, however, that repairs are NOT required to bring a home up to current building codes if it was built and inspected to code at time of construction.  Additions and major renovations will be inspected based on their construction date. 

 

Remember, it is not unusual to have several problems noted in even the best maintained home.
