Making the New Construction vs. Existing Choice

New homes are fresh.   Carpets are without stains, cabinets and walls are not sticky or stained, and the builder may be offering a good portion of the closing costs. A new home warranty is in place for a year, and appliances and mechanical systems are new. However, there are considerations. New homes need window treatments.  While the paint is fresh, builder's often use basic colors in flat paint that may be hard to clean. Custom paint adds detail and life, but it can be expensive. Landscaping must be established, so the new lawn and the plants need care. Construction may be underway in the neighborhood, so expect to experience some inconvenience.
An existing or resale home may show some wear, and you may note that walls or floors need to be refinished. But, window treatments are in place, the prior owner may leave shelving,  and may have done updates. The neighborhood is established, and home values are based on history. Older homes may be in areas that are convenient to amenities such as shopping, universities, or medical facilities.
